Top Fall Real Estate Questions

Autumn can be an amazing time to sell your home. Sellers might have an easier time finding the right buyer because home shoppers are typically more motivated during this time of year. But between landscaping and getting your home cold weather ready, we often receive many real estate questions specifically for the fall season.  


 

Should I replace or refinish my old hardwoods and carpets?

Floors are a huge factor in resale. If you’re planning on selling your home, the flooring needs to look clean. Whether it’s engineered wood or hardwood, that is going to be your highest return on investment. Replacing that typically adds 2% to your resale value. Also, remember to consider your lifestyle when you’re choosing your hardwood. If you have big dogs, you might want to go with an engineered wood. In Old Town, you just can’t beat the classic, old hardwood. Whether it’s walnut or oak, there is just something magically special about that timeless look. Carpet is great for kids, but make sure to clean them a few days before people come to your home. Replacing carpet in family rooms, living rooms and dining rooms with engineered or regular hardwood is great for ROI values. 


 

Is it worth it to spend money on curb appeal right before winter?  

The first thing a buyer sees when they pull up to your home is your curb appeal. Do something to make your home look warm and inviting. Whether that’s painting your door, adding a welcome mat or putting a pumpkin on your front steps, these little details will greatly up your curb appeal. You want to immediately give the impression that this is a well-loved and well-maintained home. Another big aspect is to make sure your gutters are clean. This will not only make your home instantly look better, but will prevent expensive water damage. 


 

Is my dog or cat going to ruin the resale value of my home? 

The answer is no, as long as you’re a great pet owner. We love pets (especially puggles!) and they are a huge part of families. Old Town is such a dog friendly city and that’s part of the reason why it’s such a great community. In fact, we often find that homes sell even faster when they have amenities for pets. People absolutely loved the built-in dog shower, bath and mudroom we had at an amazing Belle Haven home. Make sure to do the little things like put away the litter box, clean up after your pup, or take your furry friends out of the house during showing times.
