Staging Your Home To Sell

Staging a home before listing it is a critical step in achieving a successful sale. A beautifully staged home helps buyers envision themselves living in the space, creating an emotional connection that can lead to more competitive offers. Addressing repairs and ensuring the home is spotless reassures buyers that the property is well-maintained, reducing concerns about future issues. These efforts not only enhance the home's appeal but also increase its perceived value, helping it stand out in a crowded market. Ultimately, presenting a move-in-ready, polished home can result in quicker sales and higher offers, making these steps a worthwhile investment for any seller.

Here are the essential steps for staging your home: from enhancing curb appeal, decluttering, and making repairs, to deep cleaning and styling, each aspect plays a crucial role in showcasing your home at its best and appealing to potential buyers.

Curb Appeal

  • Pressure Wash

  • Paint The Front Door

  • Is it time to upgrade or replace your mailbox?

  • Landscaping! - Trim those hedges and cut the grass

  • Plant seasonal flowers or potted plants:

  • Add new hardware: house numbers, knockers and door handles

  • Hide Those Garbage Cans

  • Clean your outdoor furniture

  • New Doormat

  • Reseal The Driveway or Maintenance As Needed

  • Install outdoor lighting to highlight the home and landscaping

  • Assess the roof, gutters, and downspouts for repairs

Declutter | Less Is More!

  • Remove excuse furniture | Create Open Spaces

  • Remove personal items: Children’s photos, Family portraits, sports equipment, monogrammed towels etc.

  • Open Up the Blinds or curtains to allow the most amount of light

  • Declutter countertops

  • Keep kitchen appliances to a minimum - hide the coffee maker, blender, etc.

  • Box up all your belongings in the cabinets, closets, storage rooms, etc.

Make Those Repairs

  • Repair holes in the walls - from photos and artwork

  • Repaint walls, ceilings, baseboards and trim

  • Regrout if needed

  • Repair chipped tile

  • Deep clean or refinish hardwood floors —remove the scratches

  • Check your window operations

  • Replace weather stripping if needed

  • Replace burnt-out lightbulbs

  • Fix faulty outlets

  • Check plumbing for leaks

  • Check smoke and carbon monoxide detectors

  • Fix broken appliances

Deep Clean

  • Dust everywhere and don’t forget the ceiling fans

  • Clean out the fridge and deep clean all appliances

  • Run the dishwasher and washing machine on an empty cycle using vinegar in place of detergent — the vinegar will break down any mineral scale.

  • Clean the carpets

  • Polish stainless steel appliances

  • Clean and shine mirrors

  • Polish faucets and hardware

  • Clean windows inside and out

  • Clean air vents and filters

Style It

  • Use neutral colors

  • Give bedrooms that ‘hotel’ feeling — think white bedding

  • Keep decor simple

  • Set up small scenes that show how rooms can be used, i.e., office, reading nook or kid’s room

  • Stage your patios and balconies
