TTR Sotheby's International Realty 2025 Year-End Market Review - DMV

As we reflect on 2025, the Washington Metropolitan Area’s luxury residential real estate market demonstrated remarkable resilience.

Despite a substantial downsizing of the region’s federal workforce and contractor base, tariffs that disrupted global markets during the height of the spring season, and historically low housing inventory, the market remained strong.

Several record-breaking transactions closed across Washington, D.C. and the surrounding Maryland and Virginia suburbs, including the year’s highest sale at 6501 Bright Mountain Road in McLean for over $27 million.

Across the region:

  • Luxury transactions over $5 million increased 17% year over year, with 143 sales in 2025 compared to 120 in 2024.

  • The ultra-luxury segment (sales over $10 million) rose 45% year over year, with 20 transactions in 2025 versus 11 the prior year.

  • TTR Sotheby's International Realty participated in 15 of these 20 ultra-luxury sales, representing a 75% share of the Washington Metropolitan Area’s $10M+ market.

Washington, D.C.’s condominium market told a slightly different story. Total condo sales declined approximately 6% year over year to 2,838 transactions in 2025. While median sale prices remained relatively flat, median days on market increased from 22 to 27 days, creating meaningful opportunities for buyers heading into 2026.
